Adelaide Riverbank Festival Plaza Car Park Demolition and Enabling Services

Project Overview

In March 2015, Renewal SA embraced an opportunity to leverage other developments happening in and around the Adelaide Riverbank by developing a proposal with Walker Group Holdings for the integrated redevelopment of the Adelaide Festival Plaza site.

The plaza redevelopment envisioned would provide 16,500m² of public space established in the areas surrounding the Adelaide Festival Centre, Adelaide Railway Station, Adelaide Casino, Parliament House and Old Parliament House and Station Road.

Construction company Built were engaged by Renewal SA to undertake design and construct works for a five level underground car park for the Festival Plaza redevelopment. Built then engaged McMahon Services to undertake demolition and enabling works to prepare the site for construction activities.

Scope of Work

The project team delivered the demolition of the Festival Plaza Carpark located in the heart of Adelaide’s central business district. Works included identification and isolation of services, removal of hazardous materials, removal of planter boxes located on Plaza Level and Level 1, mechanical demolition of toilet blocks, carpark, station road ramp and the removal of bitumen roads within the site boundary.

Works were conducted adjacent to five heritage listed buildings requiring strict monitoring and minimisation of vibration and dust on site. These buildings are the National Heritage listed South Australian Old Parliament House and New Parliament House, the State Heritage listed Adelaide Railway Station, Adelaide Casino and Adelaide Festival Centre, and Government House Western Boundary Wall on the East side of King William Road.

McMahon Services provided temporary works design for the project including for slab works, demolition sequencing, Festival Centre loading and propping, and adjacent road retention.

At project completion, 570t of steel and 19,600t of concrete were demolished and recycled off site achieving a 99.5% recycling rate for the project. 8t of non-friable asbestos was treated, encapsulated and treated offsite at an EPA licenced receiving station. Detailed traffic management plans were developed and implemented for the movement of trucks to and from the site transporting waste material offsite through major thoroughfares in the centre of Adelaide.

Works were completed to schedule without incurring any environmental incidents and nil Lost Time and Medical Treatment Injuries.
