278 Flinders Street Construction and Fit-out

Project Overview

McMahon Services were engaged by Commercial & Legal’s client representative North Projects to undertake the construction and fit-out extension of the client’s premises on 278 Flinders Street in Adelaide’s central business district.

Works included the extension of an existing office building to the boundary on Flinders Street through the construction of a double storey state-of-the-art office building with double glazed façade and high-end internal fit out on an extremely tight area, while the business was still operating.

Scope of work included detailed staged demolition and hoardings, new concrete footings and polished aggregate concrete floor, precast concrete walls, structural steel installation with detailed façade framing, Deltacore precast panel suspended floor, partitions, ceilings and linings, Barestone cladding internally and externally, double glazed façade and Okawood feature glazing to façade. Other works included detailed American Walnut carpentry finishes and staircase, joinery with integrated appliances and metal features, doors and door hardware, metal clad roofing including Ampelite and Danpalon with roof safety access provisions and detailed metal fabricated window frames and doors

The new cantilevered lift construction was with glazed wall. Other elements included architectural feature of exposed mechanical services and laminated timber panel acoustic ceiling, aluminium partitions and acoustic glazing, epoxy painted finish painting, and ceramic tiling. Building service works included hydraulic, fire with additional fire sprinklers, electrical with architectural lighting, data and communications, security and access.

Other works included tree protection at the front of the building site and an internal green wall.
