131 Macquarie Street is a 17-storey commercial tenancy building located between Bridge and Bent Streets opposite the Royal Botanical Gardens in the heart of Sydney’s central business district, with views over the Botanical Gardens and Sydney Harbour. Collier who manages 131 Macquarie Street is a global real estate company operating in 66 countries.
Collier contracted D&C Australia to refurbish Level 13 in preparation for new tenants. Vinyl asbestos floor tiles were discovered during the floor strip. D&C Australia engaged McMahon Services to remove and treat all asbestos containing materials under controlled conditions.
Works were conducted outside of normal business hours to minimise impacts on other tenants. Elevators and fire doors were encapsulated during the works to ensure no airborne asbestos containing particles moved to other parts of the building or outside.
Over 400m² of vinyl floor tiles were removed using a Bronco floor stripper, wrapped in double layer 200µm plastic protection, then disposed of at an Environmental Protection Authority (EPA) licenced receiving station. Exhaust fans were utilised to extract gas fumes generated by the floor stripper.
During the course of the works, additional tiles were identified as containing asbestos and they were treated and disposed of under the same controlled conditions.
The project team liaised with the Building Manager on an ongoing basis to ensure there were no unplanned interruptions to building operations and other tenants.
Despite the increase in scope, works were completed ahead of schedule with nil safety or environmental incidents.
